As we continue to expand our premium branded residences portfolio, we are looking for an experienced and passionate Director of Residences (m/f/d) to lead the residential operations of one of our prestigious 5-star resorts in Europe.
This is a unique opportunity for a seasoned hospitality and residences leader to shape and elevate a growing luxury residential platform, ensuring exceptional owner experiences, operational excellence, and sustainable business performance.
Leadership & Owner Relations

Act as the primary on-site contact for homeowners, residents, and guests

Foster strong, trust-based relationships with residence owners and key stakeholders

Deliver an exceptional, personalized service experience in line with Falkensteiner luxury standards

Oversee owner onboarding, communication, guest registration, and community engagement initiatives
Residences Operations & Governance

Lead and continuously enhance all residences operations, policies, SOPs, and service standards

Manage owner requests and complaints with professionalism and proactive problem-solving

Represent Falkensteiner within the Homeowners Association (HOA) and ensure compliance with all governing documents

Ensure adherence to local legal, regulatory, health & safety, and privacy requirements
Rental Program & Commercial Performance

Oversee the residential rental program, including agreements, inventory allocation, compliance, and revenue generation

Drive commercial performance and maximize owner and company returns

Manage budgets, forecasts, billing processes, financial reporting, and KPIs

Monitor operational efficiency and identify continuous improvement opportunities
Asset & Property Management

Supervise external property management partners and third-party service providers

Ensure excellent asset maintenance, presentation, and long-term value preservation

Coordinate preventive maintenance plans, inspections, reserve studies, and capital improvement projects

Maintain compliance with brand standards across all residential facilities
Cross-Functional Collaboration
-
Work closely with Resort Operations, including F&B, Spa, Engineering, Housekeeping, Sales, and Marketing

Support ongoing development projects and pre-opening activities where applicable

Collaborate on owner communication strategies and residential positioning initiatives

Promote sustainable and responsible operational practices

Several years of experience as a Director of Residences or in a comparable senior leadership role within an international luxury hotel or branded residences environment

Demonstrated expertise in branded residences operations, including owner services, rental management, HOA governance, and condominium structures

Strong entrepreneurial mindset with hands-on leadership capabilities
-
Excellent operational, financial, and commercial management skills, including P&L responsibility

Experience working with PMS, CRM systems, reporting tools, and Microsoft Office applications

Outstanding communication, influencing, and stakeholder management skills
-
Ability to build trust and credibility with owners, executives, and external partners

Strong understanding of compliance requirements relating to residential operations and short-term rentals

Fluent English; German and/or Italian are considered strong assets

Pre-opening experience and/or residential property management certifications are advantageous

An annual gross salary package of approximately EUR 100,000 is foreseen for this position. The final compensation package will be determined based on professional experience, qualifications, and overall expertise.
